Keizer homes for sale can be found using the region's excellent Willamette Valley Multiple Listing Service. Yet many homes are simply not included in that MLS for a variety of reasons.
But First, What's MLS?
MLS is short for multiple listing system, a computerized catalogue of homes. When a property is listed with a Realtor, information on that property is typically loaded into a massive MLS computer system for subscribing real estate agents to share with their clients.Why Is MLS Important?
Multiple listing, or MLS, allows agents to quickly access information on available properties for home buyers and efficiently market properties for home sellers. Because MLS information is rapidly available and easily targeted, homes typically sell much faster in MLS. Multiple listing also provides Realtors with current market data to better advise clients about property values. But what most people don't know is that there are actually two multiple listing systems in our area.
Many Homes & Two MLS Systems
Keizer home buyers sometimes never learn about some terrific local properties for sale. That's because some agents who list Keizer properties for sale only hold membership in the much larger Portland-based RMLS and not the nearby Salem-based WVMLS.
Many 'Single System' Members
It's expensive for real estate agents to hold membership in more than one multiple listing system, or MLS. Given this expense, most agents belong to one MLS. So agents frequently rely on their local MLS system to help sell a property in areas not near their office.
The Result:
Portland-based agents promote their Keizer property listings in a system for some—but not all—buyers and their agents. As a result, buyers and agents seeking a Keizer home with only the Portland-based multiple listing system see a fraction of available properties.
The 'Unfair' Advantage:
Double Coverage
Use of both RMLS and WVMLS systems gives buyers a much larger selection of properties
from which to choose. Sellers benefit by receiving virtually
double the marketing power provided by single system firms. Best of all, use of
both systems needn't cost a penny more!
